Booking Terms & Conditions – Lister’s Caravan Hire

1. Our Role

Lister’s Caravan Hire acts as a letting and booking agent only, arranging holiday accommodation on behalf of private caravan owners located at Parkdean Resorts holiday parks.

We do not own or operate the holiday parks and do not control park facilities, security procedures, or entertainment.

Your booking is for holiday accommodation only.

2. What Your Booking Includes

Your booking includes:

  • Use of the privately owned caravan for the agreed dates

  • Facilities and items stated in the caravan listing

Your booking does not automatically include:

  • Entertainment passes

  • Access to specific park facilities

  • Entry to Parkdean-run events

All facilities and entertainment remain subject to Parkdean Resorts’ rules, availability, and policies, which may change at any time.

3. Entertainment Passes & Park Facilities

  • Entertainment passes are not guaranteed and are not included unless clearly stated

  • Pass availability varies by date, park, and event

  • Some events may be restricted to Parkdean holidaymakers only

  • Private-let guests may have limited access even when passes are available

 

Guests must check availability directly with Parkdean Resorts.
We cannot guarantee access to entertainment, swimming pools, or events.

4. Guest Registration & Park Access (Parkdean Resorts)

Parkdean Resorts may require private-let bookings to be registered prior to arrival.
At the time of booking, this requirement is currently in place, however Parkdean procedures may change at any time without notice.

Where required, we will provide Parkdean with lead guest and accommodation details only.

Parkdean Resorts may also require guests to:

  • Complete additional registration directly with the park

  • Provide photographic identification on arrival

  • Allow security or park staff to verify booking details before access is granted

These requirements are controlled solely by Parkdean Resorts.
We cannot guarantee park access if Parkdean requirements are not met.

5. Payments

A refundable security deposit is required with all bookings.

The remaining balance must be paid no later than 42 days (6 weeks) before the arrival date, unless otherwise agreed.

Bookings made within 42 days of arrival require full payment immediately.

 

Failure to pay by the due date may result in cancellation without refund.

6. Security Deposit

The security deposit is held against:

  • Damage

  • Excess cleaning

  • Late departure

  • Breach of booking terms

Deposits are assessed after check-out and are normally refunded within 3 days, although this may vary depending on inspection timing.

The security deposit is not refunded if a guest cancels their booking.

 

If damage, theft, or cleaning costs exceed the deposit amount, guests remain responsible for the full balance.
Guest details may be shared lawfully with the caravan owner or relevant parties solely to recover losses, including through civil claims if required.

7. Cancellations & Refunds

If you cancel your booking, you must notify us as soon as possible.

The security deposit is non-refundable.

Refunds of the holiday accommodation price are applied as follows:

  • More than 42 days before arrival:
    100% refund (excluding deposit)

  • 35–41 days before arrival:
    75% refund

  • 28–34 days before arrival:
    50% refund

  • 21–27 days before arrival:
    25% refund

  • Less than 14 days before arrival:
    No refund

Holiday cancellation insurance is strongly recommended.

If a booking is cancelled by the owner or agent, all payments including the deposit will be refunded in full.

8. Arrival & Departure

  • Do not arrive before the stated check-in time

  • Late departures may result in charges

  • Lost keys may incur replacement costs

9. During Your Stay

Guests must:

  • Keep the caravan clean and secure

  • Use utilities responsibly

  • Respect neighbours and park rules

  • Supervise children at all times

Unauthorised guests, pets, excessive noise, or anti-social behaviour may result in immediate eviction without refund.

10. Prohibited Items & Behaviour

The following are not permitted:

  • Illegal drugs or drug paraphernalia

  • Firearms or realistic replicas

  • E-scooters or hoverboards

  • Smoking or vaping inside the caravan

  • Slime or similar products

Breaches may result in eviction and loss of deposit.

11. Personal Belongings, Vehicles & EV Charging

Guests are responsible for their personal belongings and vehicles at all times.
Neither the caravan owner nor Lister’s Caravan Hire accepts liability for loss, damage, or theft.

Electric vehicle charging from the caravan power supply is strictly prohibited.

Caravan electrical systems are not designed for EV charging.
If a vehicle is found to have been charged from the caravan supply, this will result in a deduction from the security deposit and may lead to further charges if damage occurs.

The park is monitored by security, owners, and park staff. Reports of unauthorised charging may be acted upon even if security do not intervene at the time.

Guests must use designated EV charging points where available.

12. Future Bookings

Where a guest breaches these Terms & Conditions, causes damage, or engages in serious anti-social behaviour, we reserve the right to refuse future bookings.

Information may be shared privately with the caravan owner or professional advisers where necessary to protect property, recover losses, or comply with legal obligations.

13. Events Beyond Our Control

This includes government restrictions, extreme weather, flooding, park closures, or other unforeseen events.

Refunds or rescheduling may be offered at discretion and subject to availability. Prices for alternative dates may differ.
